Costs of Selling
These are some of the customary costs associated with selling a home.
LEGAL ITEMS:

An attorney will prepare the deed to transfer your property to the buyer.

You will pay to have documents recorded at the courthouse which release
any mortgage(s) or lien(s) on your property.

The state will charge a transfer tax which is $4.40 per $1000 of sales price.

You will pay pro-rated amount of property tax (and perhaps homeowner's
assoc. fees) from the first day of the year until the day of closing.
OTHER CUSTOMARY FEES:

You will probably be asked to provide a certificate that the property is
fee of wood-destroying insects. If your property is found to be
infested or there are signs of previous damage, you may be asked
to treat or repair.

If you have a septic or well, you will probably have to get certifications.

If you are selling rental property, you will most likely have to pro-rate
rents and transfer security deposits to the new owner.

Buyer may ask you to pay for a Home Warranty Plan. This is negotiable.

Buyer may ask for items from the Home Inspection to be repaired. This is
also negotiable.
REALTOR@ FEES:

When you work with a Realtor® to sell you home, you will pay a negotiable fee based usually on the sales price of the home. The advantage of this type of payment is that we have the incentive that the more we make for you, the more we are paid.

Brokerage companies in our area co-operate with each other so that fees are split between the agent who works with the buyer, the agent who works with the seller, and both real estate offices. That way, there are over 200 agents who can sell your home
