We will compare them to yours in several different categories:

This will give us a range of value for your home. No two homes are perfectly alike,
so we will use our experience and training to determine how your home
compares to those which have recently sold.
Compare Your Home to Others Which Are For Sale
Next we will look at similar homes which are currently on the market for sale.
We will compare them to yours in the same categories as above.
We have photos, visual tours, courthouse records and the advantage of having
been inside of these homes. We will use our experience and training
to determine how your home compares to those which are for sale.
Analyze the Current Market: Supply & Demand
We will compare the number of similar homes which have sold recently to the
number on the market to get what is called an absorption rate.
This tells us what kind of supply & demand that we have.
For example, if we have a two year supply of homes, then we will suggest that you
price your home at the lower end of the range so it can be one of those which sells first.
(This is called a “buyers’ market”)
If we have a low supply of homes and many buyers, then we can price your home
at the top of the value range and hope to get a better price.
(This is called a “sellers’ market.”)
